Tips on how to move up the property ladder

Moving up the property ladder can be an exciting time. You may have outgrown your current home and need more space, or want to relocate to a new area. We welcome many ‘second steppers’ into our Marketing Suites who haven’t climbed the property ladder before. The experience can be quite different to when you were a first time buyer as you have the added layer of selling your existing home. You might not know where to start but don’t panic! Our Sales Executive, Liz Makeig, reveals some top tips on how to make your next move a little less stressful.

Use our Devonshire Move scheme

Finding your next home can be fun and exciting and most home owners can’t wait to gain a quick sale on their old property so that they can get the keys to their new home. Our Devonshire Move scheme is designed to help you sell your existing property and secure a new home at one of our developments in a smooth, stress-free manner. If you use the scheme, your preferred plot is taken off the market for an agreed period of time whilst a buyer is found for your existing home. To help with costs, we will pay your estate agent fees at an agreed level. The scheme is applicable to existing homes valued up to approximately £300,000. Think about your mortgage

Even if you have a mortgage already, you may need to borrow more in order to move up the property ladder. Take the time to research different types of mortgages on offer to get the best deal. Make sure your current home is in tip top condition

If you can afford the expense, consider making some improvements to your current home. It’s also worth bearing in mind that neutral décor appeals to many prospective buyers so consider ditching those crazy wall colours for something a little softer. There are more costs involved when you move up the property ladder compared to when you were a first time buyer. Make sure you draw up a savings plan that takes into consideration the cost of surveys, conveyancing and solicitor fees.
